Have you ever had an expensive home repair? I recommend having high cost items on your home inspected annually. Some major home disasters can be prevented when you are able to catch a small problem before it becomes a large one.

Examples of these problems are plumbing leaks, foundation issues, Air Conditioning and Heater problems, rainwater drainage and pests including termites, other insects and rodents.

All homeowners in Texas have to deal with one problem or another as homeowners. Most people are concerned about the interior appearance and cosmetic issues of a home, but they don't think about routine maintenance until something becomes a big problem that they can no longer ignore.

If you are a homeowner, when you purchased your home, the seller may not have known how old the roof was and the home inspector should have given you an indication of how much roof life was left. If there are only a couple of years, start saving now, so that you will be able to replace the roof at a cost of $4,000-$7,000 or more. Having an effective roof will prevent so many other issues that could arise in your home. A roof leak could cause drywall damage, roof underlayment rot, ceiling joist rot and mold growth, which can become a very expensive ordeal and can easily be prevented by maintaining the roof.

Find out about the condition of your home's foundation. In Texas, there is a lot of soil movement. We have very wet and rainy conditions and at other times, we have dry conditions. A house foundation will move with the soil as it rises with moisture and shrinks without moisture. Call a foundation company out once-a-year to look at your home's cracks and have small areas fixed or find out preventative methods to keep the actual foundation from cracking. A good foundation expert will explain where to install gutters, how high the soil should be around the house, where to place plants, where not to have trees and more.

Pest control is as easy as calling the local pest company. Ask them for a basic service and to look around for any potential signs of termites, rats, wasps or other problems. Termites can destroy a home's structure and cause it to be unsafe, forcing an entire home to be destroyed. Rats can chew electrical wires and HVAC duct causing thousands of dollars in damage. Wasps can build nests inside walls causing drywall, exterior wall and insulation damage. Not to mention the inconvenience of wasps joining your for dinner.

Plumbing problems can be expensive, especially underground pipes. Call 211 and ask them to order the utility companies to come flag the pipes and wires under your house. Know where pipes are located. Remove large trees that grow big roots which could damage those underground pipes. Especially when it comes to water and sewer pipes, replacing those can be a real hassle and very expensive. Homeowners have gone on vacation only to return home to a flooded house due to a busted pipe. Some people choose to turn off the water main to their house when they leave for a few days, so that water can not flood the home while they are gone.

Air conditioning, heater and electrical problems are items we want fixed right away. We can't live without A/C in the Texas summer and without heat during Texas winters. Replacing your air filters every month is a huge preventative and costs less than $10 when you go shopping at the grocery store. Especially if you have furry animals in the home. Without a good air filter, hair can invade the ducts and make their way all the way to your evaporator coil clogging it and causing costly repairs. Ants can get into electrical panels and fry electrical components. Be sure to keep ants at bay and be aware of any noticeable ant hills near expensive mechanical items. Local Air Conditioning companies offer a service where they will come out twice a year to check your A/C and heat units in different seasons to be sure everything is working properly and well maintained. Having your air conditioning compressor coils cleaned regularly is a great preventative as well.

Trust the experts. Sure, they make money by repairing home issues, but they also make money and receive referrals by having a stellar reputation. Don't be afraid to contact them for an annual home inspection and their maintenance suggestions.

The longer you wait to take care of small problems, the more costly they become. Please be sure to address these important issues in your home. You will enjoy your home much longer and you will be able to sell it for more money when you are ready. Buyers can tell if a home has been well maintained and prefer to buy those homes.
